This is the most important yet often overlooked part of the process. Many Sellers/Agents make the mistake of rushing a home to market. The proper marketing plan starts with the preparation. This determines whether or not your home’s photos will resonate with your potential Buyers. Buyers will decide what they will and will not see, based entirely on the photography. If your home is prepped properly, the photos will have an emotional impact on the buyer and jumpstart.
Home preparation is also fundamental for previewing purposes. Buyers decide, often within 5 minutes, whether or not they are interested in your property. When a home is clean, de-cluttered, de-personalized, and furniture is arranged properly, the response can be immediately favorable.
Each home is unique, such that a “staging” game plan is paramount. It could be de-cluttering, carpet cleaning, and touch-ups, or it could be significantly more such as hiring a staging company to do an entire makeover on the home. I will make suggestions and provide options and recommendations, and let you decide.
